The Critical Path

From accepted offer to clear-to-close, this phase demands attention to detail. Our team manages every milestone so nothing falls through the cracks.

🔍 Home Inspection

Scheduled within 5–7 days of contract. A licensed inspector examines the structure, roof, electrical, plumbing, HVAC, and more. We attend with you, help you interpret the report, and advise on what to negotiate vs. what to accept. Not every defect is a dealbreaker — we help you prioritize.

🔧 Inspection Negotiations

After the inspection, we submit a repair addendum requesting fixes, credits, or a price reduction. Sellers can accept, counter, or decline. Our experience in this phase has saved our buyers thousands of dollars.

🏦 Appraisal

Your lender orders an independent appraisal to confirm the home's market value supports your loan amount. If it comes in low, we have strategies: renegotiate the price, challenge the appraisal, or cover the gap. We'll advise on the best path.

📋 Title Search & Insurance

A title company searches public records to confirm the seller has clear ownership and there are no liens, judgments, or encumbrances. Title insurance protects you and your lender from any future claims.

🏛️ Mortgage Underwriting

The lender's underwriter reviews your full financial file — income, assets, credit, and the property itself. They may issue conditions (additional documents needed). Respond quickly to keep your closing on track.

Clear to Close

Once underwriting approves your file, you receive a 'Clear to Close' — the green light to schedule your closing date. You'll receive your Closing Disclosure at least 3 business days before closing.

The Finishing Line: Closing Day

Final Walkthrough (24–48 Hours Before)

This is your last chance to confirm the home is in the agreed condition — all negotiated repairs are complete, no new damage, and all included items (appliances, fixtures) are still present. If something is wrong, we address it before you sign.

Review Your Closing Disclosure

You'll receive this at least 3 business days before closing. Your loan officer reviews it with you to walk through every fee, credit, and cost — so there are absolutely no surprises at the table. If anything looks off, this is the time to ask questions.

What to Bring to Closing

Government-issued photo ID (two forms recommended), certified or cashier's check (or wire confirmation) for closing funds, and your checkbook for any small last-minute adjustments.

You'll sign the deed, mortgage note, and dozens of other documents. The title company or attorney facilitates. The process typically takes 60–90 minutes. Your agent will be there with you.

After signing, the lender funds the loan and the deed is recorded with the county. Once recorded, the home is legally yours.

How long does the home buying process take?

From pre-approval to closing, most transactions take 45–60 days once you're under contract. The search phase varies — some buyers find their home in a week, others take a few months. We work at your pace.

Can I back out after making an offer?

Yes — with the right contingencies in place. An inspection contingency lets you exit if serious defects are found. A financing contingency protects you if your loan falls through. We structure every offer to protect your ability to walk away if needed.

What happens to my earnest money if the deal falls through?

If you exit within a contingency period (inspection, financing, appraisal), your earnest money is fully refunded. If you back out without a valid contingency, you risk losing it. We make sure you always have a protected exit path.

What if the appraisal comes in lower than the purchase price?

We have options: renegotiate the price with the seller, challenge the appraisal with comparable sales data, pay the difference in cash, or exit via the appraisal contingency. We'll advise on the best strategy for your situation.

Do I need a home inspection?

It's not legally required, but we strongly recommend it — always. A few hundred dollars can uncover tens of thousands in hidden issues. We attend every inspection with you and help you interpret the results.
